The Home Buying Process

Here’s a brief overview of some of the most important steps in the home buying process:

1. INITIAL CONSULTATION

It’s important to understand the home buying process before you start your home search. We provide our clients with a detailed overview of the process to make sure they feel comfortable and prepared.

2. PRE-APPROVAL / PRE-UNDERWRITING APPROVAL

If you haven’t already met with a lender / mortgage broker, we recommend that you work on your pre-approval as soon as possible. Your lender can give you an estimate of your closing costs and monthly mortgage payments, and issue a pre-approval or pre-underwriting approval letter.

3. HOME SEARCH

We will set up a custom search (or multiple searches) on the NWMLS (Northwest Multiple Listing Service) with your search criteria and send you frequent updates with new listings, price reductions, etc.

4. HOME TOURS

We will schedule home tours for all listings you’re interested in. During these home tours we can

discuss the attributes of each home. Some of the things we will take a closer look at: age of the home, condition of the roof, siding, windows, wiring, plumbing, furnace, water heater, drainage, etc.

5. STRUCTURING A PURCHASE & SALE AGREEMENT

When you have found the right home, we will help you put together a competitive, excellently presented offer. (Sloppy offers are deal-killers.) We will review all NWMLS forms that you may want to include in the contract (for example: financing and inspection contingencies). We will then submit the offer to the listing broker and negotiate on your behalf for the best possible outcome.

6. INSPECTIONS

We will help you set up inspections for the property and negotiate repairs or other concessions.

7. CLOSING PROCESS

Our team will manage your transaction all the way through closing and keep you updated along the way as we reach important milestones.

8. CLOSING / POSSESSION

On the closing date, your transaction is recorded with the county and you become the official owner of the property. The possession date is the day you receive the keys to your new home. In most cases, closing and possession occur on the same day.
